Selling Tips
There are a number of things to keep in mind when you are going to sell. Buyers can be scrupulous. How you home looks is only part of what they will be looking at. They will want full disclosure of the property's condition as well as information about the neighbourhood.
Buyers are potentially spending a lot of money on your home. You want to do everything in your power to make them feel comfortable and welcome in your home. Let them get a feel for what it would be like to live there. It helps to keep your home clean and tidy. Talk to us at Dream Realty and Rentals for any suggestions we might have to make you home more attractive to buyers.
Make A Good First Impression
You only get one chance to make a first impression. Make sure it's a good one. You want your home to be warm and inviting to the buyer. Clean up any clutter lying around. Stack the magazines, throw away old newspapers, and put all your loose papers in a drawer. Give your home a proper cleaning before the viewing. The more at home a buyer feels, the more likely they are to make it their home.
As a seller, your goal is to sell you home for the best price as fast as possible. Help your agent out. When the buyer enters the door, they try to picture themselves living in your home. The better the buyer can see themselves living there, the better chance you have to turn a casual prospect into a seriously interested buyer.
Pay attention to the details because the buyer will. Make those minor repairs that you've been neglecting. Examine the exterior of the house and see if there's anything that needs work. If you have a yard, make sure that it looks presentable. A little time and money in the beginning can pay off big time at the end of the sale.
Prepare Your Home, Seller
- Your home should be engaging and accessible. In the warmer months, tend to the garden and make sure the lawn is mowed. Keep the lawn free of debris and clutter. The outside of the house should look as nice as the inside. Make sure it is clean and in good repair.
- Consider it spring cleaning. Make Mrs Clean proud. Vacuum or wash the floors. Scrub the sinks and clean the bathrooms. Wipe down the walls. Clean the windows and sills. All of this will add to your home's appeal. Don't just throw clutter into an empty room or cram it into a closet. Buyers will be looking at everything. You don't want them opening a closet only to get pelted with a barrage of old newspapers.
- Set a relaxing tone. Make your home feel comfortable. Present tablecloths and placemats with warm colors, turn on some classical music, or bake some cookies. Keep the blinds open during the day and all the lights on at night.
- Get unfamiliar with your home. Invite a friend over to help you get a fresh perspective on your home. It's time to notice all the flaws that you've stopped noticing. Fix that loose door handle or that loose corner of carpet. Just because you don't notice these things any more doesn't mean that the buyer won't.
