Listed below are some of the services we offer to you:

RENTAL MARKETING ASSESSMENT

We will inspect your property and give you its potential value in the current rental market. If you are happy with our assessment we will then set up an agreement with you the owner to get the property listed and underway.

ADVERTISING YOUR PROPERTY

We will advertise the property for rent through a colourful window card displayed in our front window. We will also put your property on Real Estate.com a popular internet site for vacant rental properties & with corporate relocation specialists.

POTENTIAL TENANTS WANTING TO VIEW

We personally show all prospective tenants through the property by either Appointment or open viewing. At no stage do we hand the keys out. Please note there are a large volume of tenants wanting rental properties.

SCREENING THE TENANTS

We screen all tenants before renting to them. Prospective tenants are required to fill out a lengthy application form from which we conduct reference & credit checks. We also have a data base called TICA which is a data base that informs us of tenants with a bad rental history. This data base is used in both Australia & New Zealand. If all of the requirements are to our satisfaction we then contact you and proceed through the application. You ultimately have the final say on what tenant you would like in your property.

TENANCY AGREEMENT & ENTRY CONDITION REPORT

These are carried out as per the Residential Tenancies Act 1986. The tenancy agreement, bond papers & Entry condition report are all drawn up by us & signed by both parties. A copy of the Tenancy agreement & Entry report will be sent to you.

RENT COLLECTION

Rent money can be made to us in many ways- Automatic payments, Money Order or Cash- When the tenant/s sign the tenancy Agreement we will organise the best method of payment for their busy schedules.

Rents are checked on a daily basis. Should the tenant not make payment a phone call is made to find out the reason. If the tenant does fall 8 days behind a Notice to Remedy is issued. This forms the beginning of the Tenancy Tribunal process. At all times you will be notified of what is happening.

DISBURSMENT OF MONIES & STATEMENTS

We can organise twice monthly disbursement to the landlord with monthly statements, detailing rents collected and payments made on your behalf.

PROPERTY INSPECTIONS

The property is inspected thoroughly by the Property Manager to complete the Entry Condition Report before the tenancy & photos are also taken. Regular three monthly inspections are completed during the tenancy- should an inspection have any issues requiring the tenant to fix a letter would be issued after the inspection & a follow up inspection would be done in 14 days.

MAINTENANCE

If you so wish we can organise maintenance on your behalf including cleaning, lawn mowing, plumbing, electrical and any other maintenance to ensure your property stays in good condition.

VACATING TENANTS

A final inspection will be carried out when keys to the property are returned to the office.
When we are satisfied that the property has been left in a clean & tidy state with no damage & that all rent money is paid up to date we will then release the bond. If this does not occur the monies owing will be taken from the bond. If you require a vacating report we are quite happy to supply you with a copy.
