Buyers Tips

- Speak to your financial adviser to determine the loan that is most suited to your needs and to determine a price range that bests suites your budget.
- Prepare a list of suburbs you would prefer to live in. Research those areas on the Internet and in local newspapers to get an idea on the prices that properties in those areas have been selling for. This will give you an idea on what you can expect to pay for your new property.
- When you find a property that you like, contact the agent and arrange for an inspection.
- The agent will help you negotiate the purchase price with the vendor. Your offer will be taken to the vendor in writing (contract) and the vendor will either accept or counter offer yours. The agent will need your solicitors/conveyancer details and the name of your financial institute to include on the contract.
- Once a price has been agreed upon, we recommend that you get a building and pest inspection carried out on the property to ensure that there are no building defects and/or pest damage e.g. white ants.
- Your solicitor/conveyancer will receive a copy of the contract from the agent on your behalf.
- Close to or on settlement date you can organize to have a pre-settlement inspection to make sure the property is in the same condition as when you first inspected it and that the inclusions mentioned in your contract are still there.
- On Settlement date, you will receive a call from your solicitor/conveyancer to let you know you are now the proud owner of your new property and that you can collect the keys and move into the property. More often than not, settlement will be in the afternoon so arrangement for removalists etc may be best organized for the following day.
